What Is Soft Washing?

Soft washing uses very low water pressure — typically under 500 PSI — combined with a specialized cleaning solution. The cleaning work is done primarily by the chemistry, not the pressure. Soft washing is the correct method for tile roofs, asphalt shingle roofs, painted wood siding, stucco, vinyl siding, EIFS, window screens, and ornamental details. It’s the only safe method for killing algae, mold, mildew, and lichen on a roof — pressure washing a roof can dislodge granules from shingles and void roofing warranties.

What Is Power Washing?

Power washing uses hot water combined with high pressure — typically 1,500 to 3,000+ PSI. The heat dissolves oil, grease, and heavy organic deposits far more effectively than cold water. Power washing is ideal for commercial kitchen exhaust cleaning, parking garage floors with heavy oil deposits, industrial equipment, grease-coated loading docks, and heavily soiled concrete with embedded petroleum stains.

What Is Pressure Washing?

Pressure washing uses cold water at high pressure — typically 1,500 to 4,000 PSI. Cleaning is accomplished through the mechanical force of water at high velocity. Pressure washing is highly effective on hard, durable surfaces like concrete driveways, brick pavers, pool decks, and stone patios. It is not appropriate for roofs, most painted surfaces, wood siding, stucco, or vinyl.

Which Surfaces Need Which Method?

Soft Washing For:

  • Asphalt shingle roofs (manufacturer-recommended — ARMA advises against pressure washing shingles)
  • Tile roofs (clay and concrete tile crack under high pressure)
  • Metal roofs (preserve coatings)
  • Stucco (high pressure can drive water behind the surface causing moisture damage)
  • Vinyl siding (can flex and crack under sustained high pressure)
  • Wood siding and painted surfaces (high pressure strips paint, raises wood grain)
  • EIFS/synthetic stucco (especially vulnerable to water intrusion)

Pressure Washing For:

  • Concrete driveways and walkways
  • Brick pavers (at appropriate PSI)
  • Pool decks (concrete and paver)
  • Stone patios and retaining walls

Power Washing (Hot Water) For:

  • Parking garage floors with oil accumulation
  • Commercial loading docks and dumpster pads
  • Grease-contaminated concrete

Common Misconceptions

“More Pressure = Better Clean” — The most dangerous misconception. More pressure means more damage on the wrong surface. The appropriate method uses the lowest effective pressure for the surface.

“Soft Washing Doesn’t Really Clean” — Soft washing cleans through chemistry. A properly soft-washed roof will be cleaner and stay cleaner longer than one blasted with high pressure, because the organic matter is killed rather than just knocked loose.

Florida-Specific Considerations

Clay and concrete tile roofs are standard in Central Florida subdivisions — these must be soft washed, as tile cracks under pressure. Stucco exterior finishes are ubiquitous in Florida and require soft washing to prevent water intrusion.
