Understanding What’s on Your Parking Garage Floor
Effective cleaning begins with knowing what you’re actually cleaning. Parking garage floors accumulate motor oil deposits, hydraulic fluid, tire rubber transfer, rust stains from drain grates, concrete efflorescence, and biological growth. Each stain type requires a different treatment approach.
Treatment Methods
Hot water extraction (180-200°F) is significantly more effective than cold water for petroleum-based stains. We use commercial-grade alkaline degreasers appropriate for concrete surfaces. Rust stains and efflorescence respond to acid treatment with oxalic acid. For algae and mold, we apply our Enviro Bio Cleaner at low pressure to kill biological growth, followed by a pressure washing rinse.
Water Reclaim and Environmental Compliance
